A sash window that has been painted shut for twenty years is not a write-off. In most of the houses we work on the timber is better than anything you could buy new, it just needs the rot cut out, the joints made good, the beads freed off and a proper paint system putting back on.
We cut out soft timber back to sound wood, splice in new where a section has gone, treat, fill and prime, then finish in an exterior eggshell that flexes with the frame. Glazing putty is replaced where it has failed. Where the sash has been painted shut, we cut the seal and free the runs so the window works again.
A lot of Richmond housing is old enough that the wrong approach causes damage: modern impermeable coatings on soft brick, aggressive steaming on lath-and-plaster, filler over movement cracks that will simply open again. We work the way the building needs rather than the way that is quickest.
